Catylis Properties has initiated these current projects and as shown, every project is unique. 5-7 TELEGRAPH ROAD, PYMBLE

The Adeline is a residential apartment project comprising of 53 luxurious 1, 2 and 3 bedroom units and 6 penthouses. The project and property is being managed by Catylis Properties on behalf of an Equity Syndicate.


The Adeline is located on Telegraph Road; Pymble's premier residential street, only 15km from the Sydney's CBD.


The striking contemporary building design is further enhanced by fine quality fittings and finishes; attractive to the sophisticated North Shore residents.


Telegraph Road runs along an elevated ridgeline at one of Sydney's highest points above sea level. Consequently, the upper level apartments will have stunning views, including the Chatswood and Sydney City Skylines.


The unique location and design quality and proximity to services and amenities is also attractive to discerning investors.

MARIAN STREET, KILLARA

In late 2016 Catylis Properties was appointed Development Manager by the owner of the property.


Acting for a Client; we obtained a DA (via Land & Environment Court) and CC for 31 Units, tendered construction only contract, managed detailed ‘value engineering’ review to refine design and reduce tender prices by 10%.

Sydney Metro NSW

Catylis Properties is contracted by Sydney Metro to provide the services of Director, Richard Hughes, as development manager for the design and planning approval of 3 ‘over site developments’ above the proposed Crows Nest Metro Station, currently under construction. 


The proposed developments include a 35,000m2 commercial office building, a 3,100m2 strata office building and a 140 unit apartment building.  


Catylis Properties is also managing the marketing and disposal of the two largest development lots fronting the pacific highway, in conjunction with a specialist Transaction team and managing the stage 2 DA and Construction documentation for the Strata office building, to be constructed in conjunction with the station over the station entrance on the corner of Hume and Clarke Streets. 

VINEYARD LINK ESTATE, NOWRA

Catylis Properties is an investor in a 74 hectare residential housing estate in the Shoalhaven region with a syndicate of private investors.


The Vineyard Links Estate is a proposed 150 + lot subdivision at Worrigee, a suburb south east of Nowra. The proposed project is for large lot residential estate incorporating significant areas of ecologically sustainable natural environment.


The development will blend various environmental and conservation outcomes into a master planned residential estate. A proposed lake system will integrate the adjacent Brunee wet lands with the neighbouring Currumbene State Forest reinforcing the natural beauty of the site.


The development application is currently being negotitated with shoalhaven council.

95-97A BOURKE STREET, WOOLLOOMOOLOO

Catylis Properties brings SCOUT to Woolloomooloo, a boutique mixed-use development comprising of 11 apartments and 1 ground floor retail unit. 


We sourced and secured the site and development funding; sold all units ‘off the plan’ prior to commencement of construction. Catylis Properties managed the completion of the project through very difficult circumstances where 3 builders went into liquidation during the construction process.


Designed by Those Architects, SCOUT fits effortlessly into the streetscape of Bourke Street. 'Those' Architects have brought together creativity and knowledge in order to achieve a quality design outcome for SCOUT


The development aims to enhance the streetscape, contribute to the Conservation Area and activate Bourke Street and provide residential housing suitable to Woolloomooloo's inner-city location.

GATEWAY SOUTH, PARRAMATTA

Catylis Properties was engaged by Rossfield House Pty Ltd to assist in the rezoning of 3 sites (combined area of 1.5 ha) on the corner of the Great Western Highway and Church Street (Auto Alley) in Parramatta.


Increased land value from (approx.) $30 million to $120 million!    


The Planning Proposal (rezoning) was to change the land use from its existing zoning permitting "automotive sales" to a mixed use zoning allowing retail, commercial office and residential development. This was gazetted on the 26th September, 2014.


Catylis Properties ran the Design Competition for the site. The Jury determined that the winning scheme had demonstrated Design Excellence, resulting in an increase in Floor Space and Building Height in accordance with the design.


The completed development will consist of approximately 790 apartments, 39,000 m2 of office and retail, associated parking, public plazas and a new park to be provided for the community.

HOLDEN HEADQUARTERS, VICTORIA

Catylis Properties were invited to submit a proposal to develop a new headquarters for GM Holden in Fisherman's Bend, Melbourne in 2002. Our offer contrasted sharply with the approach taken by other tenderers, who included some of Australia's biggest developers and property investors.


The Catylis Properties proposal was accepted because we demonstrated a clear understanding of Holden's culture and requirements, coupled with a sound financial and development plan provided in conjunction with James Fielding Group, our financial partner who financed and owned the completed investment.


The completed building provides 28,000 sqm of premium grade office space for Holden's head office staff, with an associated showroom and a multi-level car park for 1,300 vehicles.


Integral to the agreement with Holden was the purchase, and the lease back of the existing heritage listed office buildings owned and occupied by Holden. Catylis Properties managed the disposal of these after Holden relocated to the new building. In addition, as part of the agreement with GM Holden the Investors purchased a 4.4 ha of Industrial land at 600 Lorimer Street. Catylis Properties obtained approval for a 45,000 sqm Industrial Business Park on this site - Network Business Park.

KOLOTEX, LEICHHARDT

Catylis Properties was appointed by the Melbourne based owners of this property, JGL Corporation, to manage the rezoning of the 1.1 hectare, inner city, industrial site to allow for a mixed use residential, commercial and retail development.


The site, formerly the head office and manufacturing facility for Kolotex Clothing, consisted of a number of redundant old style industrial buildings which became vacant in 2004. It was adjacent to residential properties on three sides, accessed via narrow streets unsuitable to accommodate large trucks and the Leichhardt Council was positively disposed to a mixed-use redevelopment.


Catylis Properties appointed specialist consultants in strategic planning, public relations, architecture, and engineering. Numerous meetings with Leichhardt council, Department of Planning (DoP), office of Planning Minister, were held to expedite rezoning.


A Gateway Determinative was issued by DoP in March 2013 establishing the basis of the re-zoning and the issues required to be resolved prior to public exhibition. The rezoning was gazetted in January 2014. Future developments will include 250 residential units and ground-floor retail.


This property was sold in 2014.
