Case Study

The Adeline, Telegraph Road, Pymble.

Situation

Catylis Properties identified the site and negotiated an ‘off market’ purchase arrangement, via an Option Agreement subject to the Vendor obtaining a Development approval.

Process

  • On the back of the option agreement Catylis Properties secured equity funding by forming a private equity syndicate, mezzanine funding and Senior debt funding from the ANZ.  
  • Following approval of the DA, the design was adjusted to reflect market requirements and the DA was amended via an appeal to the Land & Environment Court of NSW, which was managed by Catylis Properties.
  • Savills international were appointed as Marketing and Sales agents and Pre-sales of 100% of the units was achieved.
  • The improved design increased gross sales revenue by over 10%.
  • A competitive tender process was undertaken to appoint the builder.
  • The project was completed in late 2018 with all units now occupied.

Results

  • Catylis Properties managed the 12-month defect liability period and all building defects are complete.
  • All loan funds were repaid, and the investors received an acceptable return on their equity investment.
  • Despite the 2018/19 downturn in property market, units in the Adeline are selling for more than their original sale value.
