Case Study

Gateway South, Parramatta

Situation

Catylis Properties was approached by the property owner, to advise on negotiations with Parramatta Council on re-zoning the land from Special uses – Automotive to Mixed Use.

Process

  • The rezoning was achieved, which included negotiations of a Voluntary Planning Agreement (VPA) with Parramatta Council and increasing the allowable building height from 3 to 40 stories and FSR from 1:1 to 6:1.
  • Simultaneously with the rezoning and VPA, a Stage 1 concept DA was prepared, including a Design Excellence Competition which resulted in a Development Approval for an additional 15% in height and FSR and incorporated 3,000m2 retail, 750 apartments, and 20,000m2 of commercial space with included serviced apartments. 

Results

Following approval of the DA the sale of the site was managed by Catylis Properties and it sold for uplift of 4 times the original land value.
